Get pre-approved before the model home
Sales offices ask early how you are paying. A pre-approval from your own lender lets you compare the builder's incentive offer on equal terms.
Bring your own Realtor on the first visit
Many builders only pay a buyer's agent who is registered at your first visit. Your agent negotiates upgrades, lot premiums and closing costs for you.
Read the builder's contract
Builders in Texas typically use their own purchase contracts, not the standard TREC resale forms. Deposits, delays and change orders work differently — read them with your agent.
Compare incentives line by line
A rate buydown or closing-cost credit tied to the builder's lender can be worth it — or not. We put both offers side by side: rate, fees, cash to close and payment.
Inspect in phases
Hire your own licensed inspector before the foundation pour, before drywall and before closing. City inspections check code minimums, not workmanship.
Know the warranty and the walkthrough
Get the builder warranty in writing, do a detailed final walkthrough, and calendar the end of the warranty period for a last inspection.
Check MUD and PID taxes
New communities are often inside a Municipal Utility District or Public Improvement District, which adds to the tax rate. The seller must disclose it — we include it in your payment.
Plan for the timeline
Build times shift with weather and supply. Ask about rate locks long enough for the build, or a float-down option, before you sign.
